Residence Guidelines

Welcome to your home away from home! This home is a privately-owned coastal residence offered to a limited number of guests. These guidelines are meant to preserve the quality of the home and the tranquility of the surrounding community, and to ensure you have a safe and enjoyable vacation.

Occupancy & Use

  • The residence may be occupied by no more than 12 registered guests, inclusive of children.
  • Access is limited exclusively to registered guests.
  • The home is not suitable for events, parties, or gatherings of any kind.
  • Commercial use, photo shoots, or filming are not permitted without prior approval.

Noise & Community Courtesy

  • This is a quiet, residential neighborhood.
  • Quiet hours are observed from 10:00 PM to 8:00 AM.
  • Please be respectful of your neighbors at all times.

Smoking & Illegal Substances

  • Smoking is not permitted anywhere on the property, including balconies, patios, and outdoor areas.
  • Any evidence of smoking will result in remediation and deodorization fees.
  • Illegal substances are strictly prohibited.

Pets

  • This is a pet-free residence.
  • Unauthorized pets will result in immediate eviction and additional cleaning fees.

Beach Etiquette & Interior Care

  • Please rinse off thoroughly at outdoor shower prior to entering the home.
  • Sand, saltwater, and wet items should remain outside.
  • Furniture, rugs, and upholstery are not designed for wet or sandy use.
  • Excessive cleaning or damage related to beach use will be charged accordingly.

Pool & Outdoor Amenities

  • Use of the pool and outdoor amenities is at your own risk.
  • Children must be supervised at all times.
  • Glassware is not permitted in pool areas.
  • Review and abide by all rules posted in the pool area.

Parking

  • Parking is limited to the driveway only.
  • There is no parking in the street or circle.
  • Oversized vehicles, trailers, boats, and RVs are not permitted.
  • Local towing regulations are strictly enforced.

Trash & Housekeeping

  • Trash must be securely bagged and placed in designated receptacles.
  • Trash days: Tuesdays & Fridays – guest are asked to put trash bins by the street the night before.
  • Please do not leave trash on patios, balconies, or exterior walkways.

Furnishings & Property Care

  • Furniture and decor should not be moved or rearranged.
  • Do not hang items from railings, walls, or fixtures.
  • Please report any damage or maintenance concerns promptly so they may be addressed.

Climate Control

  • Doors and windows must remain closed while the air conditioning is operating.
  • Thermostat settings should remain within a reasonable range.
  • Please turn off lights and fans when not in use.

Fire & Safety

  • Open flames, candles, and fireworks are not permitted.
  • Exit doors must remain unobstructed.
  • Smoke detectors and safety equipment may not be disabled or tampered with.

Arrival & Departure

  • Check-In: 4:00 pm
  • Check-Out: 11:00 am
  • Prompt departure is required to allow for professional turnover.
  • Late check-out without approval may result in additional fees.

Compliance

  • Guests are expected to comply with all local laws, community guidelines, and Walton County regulations.
  • Any fines, penalties, or enforcement actions resulting from guest conduct will be the responsibility of the guest.
